The prep is the product
Commercial finishes fail at the substrate, not the spec sheet.
The product data sheet only delivers its warranty when the surface is prepped to its spec. Our supervisors confirm prep conditions in writing before any topcoat goes on.
- Substrate inspection and moisture testing documented per coating manufacturer spec.
- Pressure-wash, sand, and degrease as required by substrate (CMU, EIFS, metal, drywall, hardie).
- Spot-prime corrosion on metal with rust-inhibitive primer; bonding primer over glossy or previously coated substrates.
- Coating system selected to match use: epoxy in wet areas, urethane on high-traffic doors and railings, elastomeric on stucco and EIFS.
- Mil-thickness verified during application; daily QC log signed by the site supervisor.

Questions
Good answers, not sales pitches.
Can you work after hours or on weekends?+
Yes. Most commercial work runs nights, weekends, or staged after close so your operation keeps moving. We confirm the schedule in writing before we mobilize.
Are you licensed, bonded, and insured?+
Yes. General liability and workers' comp; certificates of insurance available on request and naming your entity as additional insured when required. We're a member of the Painting Contractors Association.
Do you carry references for commercial work?+
Yes. Property managers, GCs, and tenant-improvement clients across Utah County. We provide three references matched to the scope and size of your project.
How do you handle change orders and progress billing?+
Written change orders before any out-of-scope work is performed. Progress billing tied to milestones for projects over 30 days; net-30 standard, other terms negotiable on contract.
