Exterior Painting in Utah County, UT

Utah sun is brutal on a finish. We prep the substrate so the coating actually bonds — stucco, hardie, wood siding, soffits, fascia, doors, and trim — and we work the season March through November.

Pressure-wash and dry, not pressure-wash and paint

We wash the house at 2,500–3,000 psi, then wait until the substrate reads under 15% moisture. Paint over a wet wall and it peels — every time.

Stucco cracks chased and sealed

Hairline cracks get cut with a v-groove, packed with elastomeric sealant, and primed before the field coat. They don't telegraph back through in 18 months.

Caulk lines that hold

We cut out failed caulk at trim, windows, and door casings, then re-bead with a paintable polyurethane or siliconized acrylic. The joint moves; the line stays clean.

Spray and back-roll for real bond

Spraying alone lays paint on top. Back-rolling and back-brushing push it into the texture so the film is actually anchored.

Landscaping, windows, and cars respected

Plastic masking on glass, drop cloths over shrubs, plywood over your AC condenser. Splatter on the patio is not a finishing touch.

The prep is the product

Utah weather doesn't punish the paint — it punishes the prep.

UV, temperature swings, monsoon afternoons, and dry winter air all attack the bond line. Get the bond right and the topcoat does its job.

  • Pressure-wash entire exterior; allow 48–72 hours dry time before sanding.
  • Scrape failing paint to a sound edge; feather-sand transitions with 80–120 grit.
  • Spot-prime bare wood with an oil or bonding primer; spot-prime stucco patches with Loxon Conditioner.
  • Caulk all moving joints with paintable polyurethane; let cure before topcoat.
  • Two coats of Sherwin-Williams Duration, Emerald, or Loxon at manufacturer-spec mil thickness.

When is exterior painting season in Utah?+

March through November. We need surface temps above 50°F and dry weather for proper film cure. We watch the forecast and won't spray a coat that can't bond.

How long will the finish last?+

On stucco: 8–12 years with our prep and a premium acrylic like Sherwin-Williams Loxon or Duration. On siding and trim: 7–10 years. Direct south- and west-facing walls take the hardest UV hit and fade first.

Do you spray or brush and roll?+

Both. We spray the field for an even mil build, then back-roll or back-brush so paint is pushed into the substrate. Trim, doors, and detail get hand work. Lawns, landscaping, windows, walks, and the neighbor's car all get masked before the sprayer comes out.

What if the existing paint is peeling?+

We scrape to a sound edge, feather-sand the transitions, and spot-prime bare wood or stucco with a bonding primer before topcoat. Peeling is almost always a prep or moisture problem — we fix the cause, not just the symptom.
